Summary of 2011 Updated ConsensusDOCS Constructor and Subcontractor Statements of Qualifications

The ConsensusDOCS 221 (Constructor Statement of Qualifications for a Specific Project) and the ConsensusDOCS 721 (Subcontractor Statement of Qualifications for a Specific Project) provide prequalification statements for Constructors and Subcontractors, respectively.  The documents are written to be filled out with information for a specific project. The documents were given a comprehensive review by the ConsensusDOCS Coalition (including AGC) and better reflect best and current practices in light of today’s design and construction market.  The documents cover the following types of issues:
  • Organizational Structure
  • Financial Information
  • Key Personnel and Selection of Subcontractors
  • Relevant Experience
  • Safety Programs and Record
  • Bonding Capacity and Insurance Coverage
  • Licensing
  • Industry Involvement and Awards
These documents will primarily serve Owners and Contractors in evaluating potential contract participants.  By providing a consistent, predictable and readily available form, specialty subcontractors and suppliers will also benefit.  It might be possible to use the information in the qualifications statement in a central local or regional file for Owners or Contractors to evaluate potential parties to request bids or negotiate work for upcoming projects based upon their qualifications.
